  • 6 Monthly inspections to ensure the property is being maintained to a high standard.
  • Instructing and overseeing all maintenance work required on the property.
  • Ensuring utility companies are aware of any changes in occupant at the property.
  • Monitor all required certifications (Gas, Electrical, EPC) are completed and valid.
  • Keeping up to date with all legal responsibilities relating to "landlords" and "Tenanted Properties".
  • Continually assessing the market to ensure the maximum returns on the property are being achieved.
  • Ensuring the tenants have a 24-7 means of contact with Pridea Lettings in case of any emergencies.
  • Ensuring properties are returned to the landlord in the pre let state.

What is Included in each service Fully Managed Tenant Find
Maintenance - Arrange repairs up to agreed amount without obtaining consent if cleared funds are held except for an emergency. Where requested estimates can be submitted to you for approval for required works, renewals or repairs likely to cost more than the agreed figure except in emergency situations or to comply with legislation. Instruct contractors on the Landlord/s behalf as an agent of the Landlord/s. Payment of all invoices remain your responsibility
Pridea Sales & Lettings reserves the right to make a commission charge to any contractor instructed on behalf of the landlord up to 18% (15% +VAT) of the net cost of the work. To be invoiced directly to the contractor.

Payment of liabilities – We will settle property specific bills that are your responsibility by deduction from rental income where funds are available.
Gas, Electric, Water and Council Tax Liability – Where applicable we will arrange transfer of liabilities between you and the tenant at the start and end of tenancies.
Tenancy management – As your agent we manage the day to day contact with your tenants dealing with all matters relating to the tenancy.
End of tenancy checks – We will complete check-out appointments at the property at the end of tenancies against the Inventory.
Tenancy Damages/Disputes – We will liaise between all parties in the event of dispute concerning a security deposit repayment (subject to the rules of the Government Approved Deposit Scheme)
Rent receipt – We will request a standing order to be set up for rent received from your tenant this will be paid, less outgoings and fees within 5 working days of funds being cleared into our account to your nominated bank account.
A statement will be e-mailed to you when the payment is processed.
Arrears management – We will continue to pursue unpaid rent through written and telephone communication with your tenant.
We will communicate with your appointed solicitors/representatives in cases where legal action is required.
Marketing – We will advertise your property through property portal websites including Rightmove, Zoopla and On the market.
Where appropriate we will erect a signage board.
References – We will instruct full referencing checks via a third party along with guarantors (where applicable) once complete we will provide you with relevant information.
Tenancy Agreement – We will prepare Tenancy Agreement between you and the tenant and sign, as your agent on your behalf. (Electronic signatures may be obtained, where required).
Deposit – We will register the deposit with a government approved scheme (DPS) where an assured shorthold tenancy is used and serve the required prescribed information to the tenants. If you wish to hold the tenants deposit it will be your responsibility to provide the required prescribed information and register with a government approved scheme. We have no liability if you fail to complete the above requirements.
Inventory – We can prepare the Inventory/schedule of condition of the property, fixtures and fittings on your behalf (at an additional cost to yourself).
Please note; This will not include attic space or outhouses/sheds).
Renewal contracts & Re-lets – We will contact you tenant and negotiate renewal contracts/periodic terms. We will also accept relevant notices from your tenants to vacate, we will inform you and advertise your property to let.
Out of hours emergency contact – We will assist your tenant should any emergency arise out of office hours.
Extra services (costs may apply)
Gas and Electrical testing/servicing – We can arrange contractor visits to complete legally required safety checks at your property to include (but not limited to), Gas Safety Certificate, Electrical Installation Condition Report and Portable Appliance Testing.
